Let Me Help You Get Your Property Noticed!!!

Step 1: Add Non-Branded Property Website To MLS Listing

To begin the process, once your listing is active on the MLS and you have shared the MLS number with me via email, I will proceed to finalize your production. At this point, you can then add the non-branded website link to the MLS. When your non-branded link is included on the MLS, it automatically connects to renowned platforms such as Realtor.com, Zillow, Homes.com, Movoto, Trulia, Redfin, and other esteemed real estate portals. This ensures that potential buyers have the opportunity to engage with your captivating production, resulting in a more dynamic presentation of your listing. Should you not find your Property Website on the MLS for any reason, please notify us promptly. Rest assured, even if your non-branded link is displayed, your fully branded Property Website is seamlessly integrated into major national real estate portal sites to maximize exposure.

Step 2: Add Branded Property Website URL To Personal Sites & Social Channels - SELF PROMOTE!

For maximum exposure, make sure to add the branded version of your Property Website to your personal websites, blogs, or anywhere you can pop in a link for videos or virtual tours. It's all about getting your listing out there in style.

When it comes to social media, don't hold back. Share that branded Property Website URL across all your favorite platforms like Facebook, Twitter, LinkedIn, Instagram, and Pinterest.
 
Here are a few friendly tips:

  • On Instagram and Pinterest, pick your best shot of the listing and drop in that Property Website link in the description. Add some personality to your caption and give a shoutout to your followers to help spread the word.

  • Boost your Facebook game by featuring the Property Website URL at the top of your page every week. And when you share that Weekly Seller's Report with your clients, you'll come across as a total marketing pro!

  • Oh, and don't forget to mention the Property Website/Virtual Tour in your listing descriptions. Guide potential buyers by pointing out where they can find the virtual tour on Zillow under "More Facts & Features." It's all about making it easy for them to explore your listing.

Step 3: Watch For & Share Your Weekly Seller’s Report

Every week, you'll receive detailed statistics on the viewership of your Property Website & Virtual Tour. These insights will reveal how many people have visited your site, what aspects they found most compelling, their source of origin, and more. This invaluable information will not only demonstrate the effectiveness of these marketing tools to you but also to your sellers.
To ensure your weekly reports are comprehensive, completing the initial steps is crucial. This will provide you with rich data to share with your sellers, fostering transparency and communication around the performance of your listings.
Moreover, these weekly reports serve as a fantastic communication tool between you and your sellers. When your listing successfully sells, simply reply to a Seller's Report to inform us. We will then deactivate your production and discontinue sending the reports accordingly.

Step 4: Price Changes And What To Do When A Listing Sells Or Gets Withdrawn

Many of our clients prefer to have the pricing displayed directly on the Property Website. We understand that prices can fluctuate, and updating them is a breeze. Should the price change, simply reply to one of your Weekly Seller's Reports with the new price, sending the email to sbphotographyiowa@gmail.com. Rest assured, we will update the price within 24 – 48 business hours. If you have access to the Client Center, you can also manage price adjustments yourself. Feel free to reach out if you'd like access to do so.
 
If your listing is sold or withdrawn, kindly inform us by replying to the Weekly Seller's report. Let us know the status of the listing and any specific requests you may have. Some clients opt to have a SOLD banner added to their production, ensuring a record of your recent SOLD properties remains visible in your gallery. Should you prefer immediate action rather than waiting for the weekly report, you can email sbphotographyiowa@gmail.com to request deactivation. This will halt the report emails and remove the virtual tour listing from public access online.

In the event that your production is turned off, you have the option to reactivate it within 12 months at no additional cost by contacting us. Listings left inactive for over 12 months will be automatically removed from our system and will necessitate a full reshoot to be reinstated.

Step 5: I Have Your Back!

If you no longer have the listing, rest assured that at SB Photography, we will never share, sell, or provide your images to anyone else without your written consent. If there's interest from a third party in using your photos, virtual tour, Property Website, or drone footage, we'll let you know. The decision to share your work with another party is entirely up to you. Your trust is our priority at SB Photography, and we always work in your best interest.
